Rent Collection Agency for Landlords and Property Managers
Snap Debt Recovery is a rent collection agency that recovers unpaid rent, property damage, and lease balances from former tenants for landlords and property management companies across all 50 states and Canada. Our in-house collectors locate tenants who have moved, pursue the balance through professional demand and credit reporting, and coordinate litigation through a nationwide attorney network when an account warrants it. You re-rent the unit; we recover what the last tenant left owing.

Why timing matters
Recovery odds are highest in the months right after move-out and fall steadily as tenants relocate, take on new obligations, and statutes run. Older accounts are still recoverable, and recovering aged tenant balances is part of what we do, but the sooner an account is placed, the easier it is to collect. Use the calculator below to see what your tenant walked away owing.

What did your tenant walk away owing?
Add it up — you can re-rent the unit, but the debt doesn't collect itself. And the further your tenant gets, the harder it is to recover.

What we collect from former tenants
Tenant debt is rarely just rent. A typical placement includes several of the following, and we pursue the full balance:
- Unpaid rent and late fees, including balances that accrued during an eviction
- Early lease termination and lease-break charges
- Property damage beyond normal wear and tear, net of the security deposit
- Unpaid utilities, cleaning, and move-out charges billed under the lease
- Court-ordered amounts and money judgments from eviction cases
Whether the account is one tenant from a single rental or a monthly batch from a multi-property portfolio, the process is the same.
Who we work with
- Independent landlords with one or a few rental properties
- Property management companies placing accounts on behalf of owners
- Apartment communities and multifamily operators
- Homeowners and condo associations recovering delinquent dues — see our HOA collections page
How to send a tenant to collections
Landlords ask us this more than anything else. Here is how it works with Snap:
- Gather the file. The signed lease, the move-out statement or itemized deposit disposition, the ledger showing the balance, and any correspondence with the tenant. Photos of damage help. You do not need everything to start; more documentation means faster recovery.
- Place the account. Submit it online in minutes or call our team. One account or a spreadsheet of them.
- We validate and locate. We confirm the balance, screen the file for compliance, and run skip tracing to find the tenant's current address, phone, and employer where they have moved.
- We make contact and negotiate. Professional demand letters and calls from experienced collectors, with payment in full, a structured plan, or a settlement within the authority you set.
- We escalate when it makes sense. Credit reporting where permitted, and litigation review through licensed collection attorneys in the tenant's state, with no suit filed without your written approval.
Recovered funds are remitted to you with line-item reporting. See our full process.
Tenants who moved are not tenants who disappeared
The most common reason landlords give up on a balance is that the tenant left and the forwarding address was fake or blank. Our in-house skip tracers locate relocated tenants using compliant data sources, across state lines and into Canada. A tenant who has moved three times is still a tenant who owes you rent.
Credit reporting, used the right way
Reporting an unpaid rent balance to the credit bureaus is one of the strongest motivators for a former tenant to resolve a debt, because it follows them into their next rental application. We report in compliance with federal and state rules, and we update the report when the balance is resolved, which is often what brings a tenant to the table.
When litigation is the right move
Some tenant balances justify legal action, especially where a judgment can be enforced against wages or assets. We coordinate review through our nationwide network of collection attorneys, in the tenant's own jurisdiction, and only proceed with your authorization. If you already hold a judgment from an eviction case, our judgment collections team pursues enforcement directly.
A note on security deposits
Apply the deposit to the balance according to your state's deposit rules and timelines, and send the itemized statement the law requires. Place the remaining balance with us. If you are unsure how your state treats deposits, ask; we work with these rules every day and can point you to the right requirements.

Frequently asked questions
Can a collection agency collect unpaid rent from a tenant who moved out?
Yes. Unpaid rent, damages beyond the deposit, and lease-break charges are all collectible balances once the tenant has vacated. Skip tracing locates tenants who moved, and the balance can be pursued through demand, credit reporting, and litigation review in the tenant's current state.
How do I send a tenant to collections?
Gather the lease, the ledger, the move-out statement, and any correspondence, then place the account online or by phone. We validate the balance, locate the tenant, and begin contact. There is nothing you need to file first; placing the account starts the process.
How long after a tenant leaves should I send the account to collections?
As soon as the deposit has been applied and the final balance is known, typically within 30 to 60 days of move-out. Recovery odds are highest while the tenant's contact information is fresh, and older balances take more work.
Do I need a judgment before sending a tenant to collections?
No. Most tenant balances are placed without a judgment and resolved through demand and negotiation. If you already have a judgment from an eviction or small-claims case, we can pursue enforcement of it directly.
Can you report the tenant to the credit bureaus?
Where permitted, yes. Credit reporting is one of the most effective motivators for a former tenant to resolve a rent balance, and the report is updated when the debt is resolved.
What about the security deposit?
Apply it to the balance under your state's deposit rules and send the required itemized statement, then place the remaining balance. We work only the net amount actually owed.
Do you work with property management companies?
Yes. Property managers place accounts on behalf of owners every day, individually or in monthly batches, with reporting that fits owner statements.
Do you collect rent debt in every state?
We collect in all 50 states and Canada, with litigation review through licensed collection attorneys in the tenant's own jurisdiction when an account justifies it.
